FOUNDATIONS
Concrete raft or 450mm x 450mm Concrete Blockwork Piers, height approximately 150mm adjusted to suit site ground levels. (Foundations not included in price)

WALL CONSTRUCTION (See Detail A)
50mm x 100mm framing at 600mm centres, clad with 9mm conditioned OSB  as used in timber framed housing.  Lined with 'Difflex 100' waterproof and breathable membrane.

50mm x 25mm counter batten creates 25mm ventilated cavity.  The batten then carries the external cladding which effectively becomes a weather shield and is not relied on to create a waterproof wall.  External cladding on the Retreat is ex.100mm x 38mm vertical semi-circular profiled tongue & grooved board.

Internal wall is infilled with 100mm fibreglass or 50mm Jablite polystyrene insulation board, heat retention value ('U' value) of 0.5 W / m2K.   Internally lined with plasterboard or tongue and grooved pine board.

FLOOR CONSTRUCTION
25mm tongue and grooved solid Oak Floor boards butt jointed, supported on 100mm x 50mm softwood timber joists, 1 layer of 12mm ply, infilled with 50mm Jablite polystyrene insulation board, heat retention value ('U' value) of 0.45 W / m2K)

Joists carried on Blockwork Footings. Minimum 50mm ventilation air gap maintained under floor construction.

ROOF CONSTRUCTION
Trussed or cut roof design depending on customer's requirements. Roof Pitch normally 35 degrees or to individual requirements.

100mm fibre glass insulation laid between truss rafters, over ceiling consisting of tongue & groove ceiling board, installed beneath vapour barrier; heat retention value ('U' value) of 0.4 W / m2K.  Alternative warm roof design with exposed rafters, T & G boarding and insulation on top of that.

High quality Western Red Cedar shingles roof covering on 50mm x 25mm tanalised softwood battens.

Roof ventilated through 10mm continuous air gap at eaves level.

DOORS / WINDOWS
Quality pressure treated softwood windows and doors fitted with double glazing; door features toughened double glazing . Pressure treated Softwood door frame with hardwood sill.

EXTERNAL DECK (Optional)
150mm x 25mm Hardwood profiled decking with reduced slip grooved finish complete with relevant balustrade.

Through our investigations it is unlikely you will need planning permission if:

  1. The structure is less than 4 metres tall.
  2. It is more than 5 metres from  the house
  3. It is less than half the size of the garden
