FOUNDATIONS
Will depend on the design of your Custom Office.  We normally use 450mm x 450mm Concrete Blockwork Piers, height approximately 150mm adjusted to suit site ground levels.

WALL CONSTRUCTION
One of the main features of a Harris Timber Office is the care we take over our wall construction.   Our standard offices use 50mm x 100mm framing at 600mm centres, with 9mm conditioned OSB  as used in timber framed housing.  This is then lined with 'Difflex 100' waterproof and breathable membrane.

In addition to this we utilise a 50mm x 25mm counter batten which creates a 25mm ventilated cavity.  The batten then carries the external cladding which effectively becomes a weather shield and is not relied on to create a waterproof wall.  External cladding on the Retreat is ex.100mm x 38mm vertical semi-circular profiled tongue & grooved board.

The internal wall is infilled with 50mm Jablite polystyrene insulation board, heat retention value ('U' value) of 0.5 W / m2K.   Internally lined with plasterboard or tongue and grooved pine board.

FLOOR CONSTRUCTION
Floor finish is to the customers choice.  For example we can fit redwood floor boards, engineered flooring (in oak, ash or cherry finish) or solid oak boards.  These boards would be supported on 100mm x 50mm softwood timber joists infilled with 50mm Jablite polystyrene insulation board, with a heat retention value ('U' value) of 0.45 W / m2K).   Joists are carried on blockwork footings with a minimum  50mm ventilation air gap maintained underneath the floor construction.

ROOF DETAILS
The roof can be finished with a choice of tiles, Onduline corrugated sheets, quality Western Red Cedar shingles.  Whichever roof is chosen is fixed to 50mm x 25mm tanalised softwood battens, the choice of trussed or cut roof design depending on customer's requirements.  Insulation is normally provided by 100mm fibre glass insulation laid between rafters.  Internal ceiling finish is to the customers taste, plasterboard, conventional tongue & groove boarded ceiling or an exposed timber roof.

DOORS / WINDOWS
Quality pressure treated softwood windows and doors fitted with double glazing; door features toughened double glazing . Pressure treated Softwood door frame with hardwood sill.  Extra light can be provided by glazed gable ends, Velux windows or toughened double glazed windows extending to floor level.

EXTERNAL DECK & BALUSTRADE
We can offer a choice of timber decking including redwood, Douglas fir or hardwood with a variety of profiles and sizes.  Further refinement can be provided by the addition of the customer's choice of balustrade with plain or turned newels and spindles.

PLANNING PERMISSION
Through our investigations it is unlikely you will need planning permission if:

  1. The structure is less than 4 metres tall.
  2. It is more than 5 metres from  the house
  3. It is less than half the size of the garden
